Why It Matters Here

Lee's Summit now inspects to the 2023 code

Half of Lee's Summit was built in 1994 or later, so a panel call here is rarely a fuse box. It is a 150 or 200 amp panel from the 1980s or 90s with every space used, in a house that has since added a finished basement, a hot tub or a car charger, and the question is whether the service can carry it. Around downtown and in the lake subdivisions from the 1970s it runs older: 100 amp services, and the first generation of panels that inspectors now flag.

Since October 1, 2026, Lee's Summit inspects electrical work to the 2023 National Electrical Code, two editions newer than Kansas City's. In practice that means more ground-fault breakers on a 200 amp upgrade here than on the same job across the line, so we price to the permit, not to a metro average. The city issues electrical permits to licensed contractors only; we pull ours and meet the inspector, and we book the meter pull with Evergy so the house is dark for hours, not days.

Three separate panel enclosures on one board, circuits labelled by hand in marker
What a house can collect: three enclosures on one board, each added when the last one filled up.
A new Eaton panel set into a framed wall with the breakers landed and the cover still off
What a replacement looks like: one 200 amp panel with every circuit landed, before the cover and the labels go on.
Warning Signs

Signs a Lee's Summit panel is due

  • Challenger, Federal Pacific or Zinsco on the label. Challenger panels went into many 1980s and early 90s houses and are known for bus connections that overheat; FPE and Zinsco are the two insurers ask about most. Our old panel brands guide shows how to recognize each from the door.
  • No open spaces left. A 1980s panel filled up when the basement was finished. Tandem breakers bought a few years; a sub-panel or a bigger service is what comes next.
  • A 100 amp main in a 1970s house. Common around downtown and the older lake subdivisions. Central air, an electric range and a dryer already use most of it.
  • Breakers trip when the dryer and the air conditioner run together. In a 1980s house on a 150 amp service that is usually the service at its limit, not one weak breaker. A load calculation says which.
  • A warm cover, a buzzing breaker or a scorched smell. On a Challenger panel that is usually a bus connection overheating, and it does not get better on its own. Call the same day.
  • You are adding an EV charger, hot tub or a shop circuit. A load calculation decides whether the service can carry it. Lee's Summit is on Evergy, so the EV charger rebate can apply to the charger.
What Moves the Price

What a panel job costs in Lee's Summit

Every job gets a flat price once we have seen it, before any work starts. These are the things that move it, and which way.

What drives the cost of Panel Upgrades in Lee's Summit, MO
JobRelative costWhat drives it
Panel repair Lowest A failed or buzzing breaker, a loose or burned lug, a double-tapped breaker a buyer’s inspector flagged. Fixed once we know why it happened.
Like-for-like panel replacement Baseline Same service size, new panel and breakers. The usual answer for a Challenger, Federal Pacific or Zinsco when the 150 or 200 amp service behind it is already enough.
100 or 150 → 200 amp service upgrade Higher New panel, meter socket and service entrance conductors, grounding brought up to date, with the meter pull booked through Evergy. The job a 1970s house ends up needing once a charger or a hot tub arrives.
Sub-panel for a basement, garage or shop Moderate When the service has capacity and only the panel is full. The feeder run decides this one more than the panel does.
EV charger or hot tub circuit added with the panel Add-on Cheapest while the panel is open. A charger circuit can take the Evergy rebate if you meet its terms.
Grounding and bonding brought up to date Included Part of every service upgrade: ground rods, the water pipe bond and a proper grounding electrode conductor.

One flat price after we have looked at the panel, the meter and the grounding. Evergy’s meter appointment usually sets the install date, not our schedule. Our panel cost guide walks through what moves each of these rows.

FAQ

Questions We Get in Lee's Summit

How much does an electrical panel replacement cost in Lee's Summit?

A repair is the least involved, and a like-for-like replacement comes next. Going from 100 or 150 to 200 amps costs more because the meter socket and the service conductors change with it. Lee's Summit now inspects to the 2023 code, which can add ground-fault breakers a Kansas City quote would not include, so we price to the permit and give one flat number after seeing the panel.

Which electrical code does Lee's Summit inspect panel work to?

The 2023 National Electrical Code, adopted with the 2024 International Codes, for projects submitted on or after October 1, 2026. Work submitted before then is reviewed under the 2017 edition. Kansas City and Raytown are still on the 2017; Independence and Blue Springs are on the 2023.

Do you pull permits in Lee's Summit?

Yes. Lee's Summit issues electrical permits to licensed contractors, and its code does not allow anyone else to do electrical work for hire. We pull the permit and meet the city’s inspector. Our master electrician has been licensed since 1997.

Is a Challenger panel a problem?

Challenger panels are common in Lee's Summit houses from the 1980s and early 90s. Some Challenger breakers were recalled, and the brand is known for bus connections that overheat, which shows up as a warm cover or a breaker that trips for no reason. We open it and check the bus before recommending anything.

Do I need 200 amps?

If the house has central air and electric appliances, or you are adding a charger, a hot tub or a finished basement’s circuits, almost certainly. A smaller house on gas with no plans to add load can be fine on 100 or 150. We run the load calculation and tell you honestly which you are.

Can you add an EV charger circuit while you change the panel?

Yes, and it is the cheapest time to do it. Lee's Summit is on Evergy, so the Evergy rebate can apply to the charger if you meet its terms. Our EV charger installation page covers the charger side.

How long will the power be off?

Usually four to eight hours for a panel change, inside the window Evergy gives us for the meter. On a service upgrade the city inspects before the job is closed out.

Can you add a generator interlock at the same time?

Yes. We install generator inlets and interlocks for portable generators, and a panel change is the easiest time to add one. We do not install standby whole-house generators.

Can I replace my own panel in Lee's Summit?

The city issues electrical permits to licensed contractors; ask Development Services what it allows a homeowner to do on their own house. Either way the wires from the meter stay live with the main breaker off, and only Evergy can cut them at the meter, which is why a panel change is booked around the utility.
